Corner Wet After Rain

T-1850
I am working on replacing the rotted floor from leak in one corner, (fixed) and in the process found a "newer" leak on the other corner. I peeled the the stripping off and the siding all the way to the top. Looks like the screws were leaking. Replaced the putty tape with new, put the trim back and caulked the whole thing. I mean there is no way water is getting in again from that corner. This morning after a heavy rain, the lower corner is wet again! All I can think of is that the water is running down the side and then curling up under the siding? Or is it hitting the frame then soaking into the aged poly? I am wondering if I should lay some rubber between the wood and the poly. I can clearly see where the poly is wet along the back from the water curling back around the bottom of the siding.

First pic is before i repaired and resealed. Second is where i think the water is hitting the frame and maybe soaking into the poly.

It is hard to tell from your pics, but I will through this out as run into water wick'ing across the waterproof membrane and then leaking in an open hole. And once the water is in, it it trapped in.

That is on a slide unit, but the same thing might be happening to you. Water runs down the wall of the camper. When it reaches the bottom of the wall, the water wicks around the sharp 90 deg bottom edge and runs inwards. It will stay stuck to the bottom of the camper until the capillary action tension breaks it free and the water falls to the ground. IF that wicking water finds any hole in the poly membrane it will wick in through the membrane and end up on the other side. (bad news then)

I do not know that this is your issue, but it is worth a look. Do you have any holes in the membrane under the camper at the bottom of the wall? Doing repair like you mentioned may have exposed a hole or 2.

If that is the problem, creating a drip edge on the bottom of the camper to wick "away" the water running down the wall may help. That and sealing up any holes.

Hope this helps. Water sneaking in can be a hard one to find the source sometimes.

Thanks John B. So the membrane climbs up the back wall about 8" but it stops at the corner of the side wall so there is wood exposed if the water is tracking down or across the membrane. I did repair some significant holes in that corner but they are sealed pretty well. I will pull it apart again and put some new rubber on the whole corner with a bunch of silicone. I am still worried that I wont know if it is fixed once all sealed up.

Well, I thought I had it licked. Used roofing drip edge for the corner, resealed the crap out of everything, and after a day of rain..... the corner is wet again. All I can figure is that it is coming in somewhere else and traveling. I've sealed all the lights, windows, corners, (top to bottom) and access ports. I guess at this point after the next rain, I am going to have to start pulling the skin and tracing the wetness to the source. Problem is, I live in the northeast and winter is coming. I guess I will just cover it and deal in the spring. So frustrating.

Bummer for sure.

Wicking water and be a head ache for sure. Your right, it sounds like it is migrating from another area.
