What causes floor rot?

What causes the floor on a trailer to rot? I'm looking at one that does not show any obvious leaks, but in the back storage compartment of the trailer the vinyl is curled up and floor underneath is very soft. Can it just be caused by moisture? Or maybe water from the road when raining? Thanks.

Hi Sunny,

It can be any of those things, or a combination of any of them. How old and what model is it? Some floor rot could be credited to a leaky roof, that has worked its way down. Also, if the WH or fresh water tank is near the area, it could have overflowed or broke at one time.

It could be caused by moisture from sitting on dirt, but I think it would take a really long time for that to happen.

water damage that is enough to cause a soft floor means that there has been a leak from either a roof seam or plumbing as Jon said. Having done major renovations on my 92 Solaris, I've picked up a fair amount of experience on this subject (actually, more than I'd like). Sitting over damp ground wouldn't do it b/c the underside is covered with a sheet of polypropolene that is impervious to water. If you are looking at this trailer to buy and don't care for mildew odors and lots of renovation work, keep looking!

From looking back at some of your older posts, it looks like you have a '01 2470. In that case, your floor is covered on the under side. I think the older ones are not covered though (in the '70's).

Thanks everyone, I'm looking at a 1993 T-1700 for my brother-in-law and the back storage area has had some water damage. It is not wet by any means and appears to be from quite a while ago. I wanted to make sure this was from a past problem, and assuming there are no leaks now, that it won't get any worse. In other words, if it was from water from the road, etc. or general moisture, I would assume it would continue to worsen. If from a past leak that was fixed, I assume it will not worsen. Is this correct?

Hi Sunny,

Your assumption sounds correct. Since it is a '93, the underneath is sealed up with a tarp material, so it should not leak, unless there is a tear or something in the material. Since the unit is over 10 years old, it would be a very good idea to re-seal the roof if your brother-in-law buys it. I believe that model from that year featured an aluminum roof, so all you need to do (or have your brother-in-law do) is get a can of roof sealant and "paint" it on all the seams going across the roof, around all vents, etc., and around the whole outside edge. This would ensure you don't have any more leaks. Water could seep in from the window, which is an easy fix. You could take the whole window out and put in new putty tape, or just silicone around the window while on the trailer. A good way to check the windows is with a garden hose.

Storage compartment? There exists the possibility that there are no leaks; but that someone rolled up or stuffed their water line hose in there without properly draining it. Then did not bother to mop up the water. Yes, I started to do that once when I was in a hurry. But I did pull it back out and drain it completely, then layed it on a towel when I put it back in the compartment. I don't need any more issues with water!

I usually drain the hose and fasten the two ends tightly together to eliminate the possibliity of water seeping out.

I do the same as Rich...It also keeps your hose sanitary on the inside. I also like to carry a small squirt bottle of bleach water to spray on all connections before I connect anything, especially the campground water spigot.

Aah Ha! Just another little trick of the trade that makes me wonder 'why didn't I think of that!' Certainly makes sense. The real reason I didn't think of that is I get too excited about getting on the road to go camping and thinking about where I'm going. I'm very particular about securing loose items in the trailer and hooking up the truck and trailer and the WD system, but it's those 'other' little details that snag me from time to time. I like the bleach water idea too! Thanks!
