First, your pancake compressor already has a pressure regulator....

You don't need a pressure regulator to air-test...

You don't need a pressure regulator to air-test your system, but you should have a pressure gauge. If you ask in the plumbing department at Lowe's or Home Depot, you may find that they already have...
