Roof question

I am new to owning a travel trailer. I have a 1997 Sunline Solaris and am told the roof is totally rotten under the rubber membrane but there is only one soft spot on the inside. I was told that this was possibly caused by ice and snow sitting on the roof. No sign of leaks on the ceiling no nasty smells. The rubber member is intack no rips. When you push on the rubber roof it feels like there is a space between the rubber roof and the actual roof material. Thanks for the information.

who old you the roof is rotten????

Can you see any signs of water damage on the inside of the TT?

The roof is soft to begin with - there is an underlayment of a particle board/ cardboard like material - the guys will be along to explain it better.

If in fact you do have a bad roof - EMD Driver has a wonderful repairman who has replaced a roof for him & Kitty......and Gary said it was fairly reasonable.....

I am trying to sell my trailer and someone that came to look at it told me the roof was totally gone.
No damage on the inside ceiling, only one soft spot on the side wall near the front end of the trailer.

My opinion (for what it's worth) is there are two possibilities....given no signs of leaks on the ceiling.

1. They don't know what the )@#*$ they're talking about.

and /or

2. They were trying to snow you into drastically cutting the price.

The roof is made by wrapping the rubber membrane around basically a heavy cardboard then attaching it to the rafters. If you step on it off the rafters you will put your foot through it!! Between the rafters it is very soft. Most people take a piece of plywood that is big enough to span at least two rafters preferably three and cover it with carpet to use for getting on the roof.

PS: there were options for a 1/2 plywood or a full plywood roof, but they were special order.

Easy ways to tell if it is as bad as they claim, "roof was totally gone", is to open the ceiling inside the camper. Look at light fixtures, vent openings even inside storage compartments and behind light switches. If your roof is as gone as they claim damage would be seen everywhere. In my mind there is no way water could/would sit in the roof long enuff to deteriorate the roof without that water running down hill to the rest of the camper. Just because someone says the roof is soft, doesn't make it a bad thing. Especially someone that wants to save money. If it is so bad, did they walk away from the sale? Or offer to buy it anyway for less money?

My bet is the roof construction is something they didn't know what they were talking about. Check for yourself to see if you can find any hidden water damage. Then tell them to bugger off unless there really is visible water damage.

I agree with all the above. Sounds like someone trying for a "deal" (steal). As Jim said, take down the inside vent trim and easy inside things and see if there is any sign of rot.

We did sell the camper and looked before the sale and there was no other damage to the interior other than the wall board in one spot. We have had a lot of rain the past two weeks and the trailer did not show any water in the interior.
